Within 5 miles of Palo Alto can take you to Mountain View, East Palo Alto and even more expensive neighborhoods such as Portola Valley, Los Altos Hills, etc.
I’m limiting my perspective to Palo Alto. Obviously the quality of finish and materials one selects has a massive impact on the $/sf construction cost. For example there is a spec house being built on Webster for a claimed $400/sf that is approximately 3000 sf. A more realistic estimate for a high quality home is $600-800/sf, particularly at a modest size where economies of scale don’t come into play. The sky is the limit with design, for example a house that involves a lot of glass & steel and built by a high-end builder (Eg Ryan Associates, Matarozzi Pelsinger, VanAcker) costs $1000-1500/sf.
Before purchasing a property I encourage friends to do as much research as possible, including paying an architect to produce design concepts.
